Frequently Asked Questions
I have heard some challenging stories about building a home. How is your process different?
At ZCH, you are working directly with a partner of the company every step of the way to ensure the process is transparent, seamless, of the highest quality and, quite simply, fun. From start to finish, our intake process, architectural design, interior design, meticulous job site management and financial accounting principles are established to provide a truly personalized, concierge experience for each ZCH client.
Will you build on my lot?
Yes! In fact, we do not hold lot inventory, so each custom home we build is either on a client's current lot, or we work together with our clients to source the perfect lot for each home and lifestyle goal.
Does Zachary Custom Homes work with specific architects and interior design teams?
Yes! We have our core team of architects, interior design professionals and exterior landscape design artists who are experts at working hand in hand with us and our clients to provide the most cohesive experience possible, achieving the perfect balance of function and form.
From time to time, clients also approach us with their own architect or interior design team and ask if we would be willing to work with them. The simple answer is, "Of course!" We love meeting new professionals and collaborating on how to provide the best concierge experience for every ZCH client.
Will I be handed off to a superintendent during the build process?
Absolutely not! This is one of the pillars of our concierge experience. At every phase of the process, each ZCH client works directly with the two ZCH partners, Brian or Zachary, or both.
This is just one way ZCH is different from other builders. We strive to provide the ultimate experience and create the perfect family home through meticulous processes and an accountability for all our teams that only the owners of the company can consistently enforce.
What does it cost to build a luxury high end home?
This is a good question. Answering a question that broad is a bit like buying a car by the pound, and every project is different. It all starts with the site, which can carry significant cost implications such as retaining walls, topographic challenges and soil conditions.
When people think of cost per square foot, they are usually referring to air-conditioned square footage. However, additional garages, covered patios and mechanical space can raise the air-conditioned price per square foot, since those spaces have a cost too. We are all about setting realistic expectations for cost. One or two meetings with Zachary or Brian can help pinpoint a general price range for your goals.
Does Zachary Custom Homes work on remodels as well?
We do! However, we focus on comprehensive remodels rather than simply renovating a kitchen or a bathroom. Our teams are most skilled at the complexities of a larger remodel, since the sequences are very similar to those of building a home from scratch.
How long does it take to build a custom home?
Many factors drive the schedule, including site conditions, the time of year when excavation begins and the foundation is poured, the size of the home, and how quickly selection decisions are made.
Generally speaking, a 7,000 air-conditioned square foot home with 2,000 square feet of garages and covered spaces (9,000 total square feet) on a less challenging site could take anywhere from 11 to 14 months to complete, depending on those factors and other variables.
What styles of homes does Zachary Custom Homes build?
Great question! Since we have been building luxury estates for over 30 years, we have "been there, done that" on all styles. In the 1990s and early 2000s, French Provincial, English Tudor, Mediterranean and Tuscan architecture were heavily in vogue. For the past 15 years, demand has shifted toward a more contemporary format with a Santa Barbara and Beverly Hills influence. Interiors have evolved to warm tones, textures and a delicate balance of natural light with well-proportioned rooms, while continuing to integrate indoor and outdoor living spaces.
In Colorado, Mountain Modern architecture is in the most demand, with a healthy balance of exterior materials and rooflines coupled with open floor plans and warm wood, stone and steel.
You mention that you are a concierge to your clients, what exactly does that mean?
It is very simple. As owners of the company, we take a very personal approach with each client to ensure that the culture we have meticulously ingrained in our teams shines through at every stage of construction.
As a cohesive unit, we consistently strive to exceed expectations, deliver a product that is second to none, provide complete transparency and have some fun along the journey. Our consistent communication with each client becomes the benchmark for building trust and an exceptional building experience.
